The property comes out of winter on our calendar, not your weekend list. We reset it, you watch it come back.

At the year’s full tempo the route runs itself. And every week the crew’s eyes are on the heat, the water and the sky, so yours don’t have to be.
03 fall.
September through November is the hardest-working stretch on a Long Island property. And none of it lands on you. We close this year down and set next year up.

The season you don’t see is the one that sets up the year: we remove, we review. And while the property is dormant and you finally have time, we plan.

One install. One removal. Every year. Your lighting goes up once, professionally and safely, when the season starts: Christmas or Hanukkah, timed to your season. It comes down once when the season ends. And the job doesn’t stop at the ladder: everything is repackaged, back in its boxes and ready for next year. No frozen gutter, no January lights still hanging in March.

Suffolk tree work, drainage and hardscape projects regularly need village or town permits. Chasing them is the part homeowners dread. On the plan, that is our errand.
Permit & project concierge. A protected-tree removal, drainage work, a hardscape build: when a plan property takes on a project that needs permission, we prepare the application, file and coordinate it with the municipality, post what has to be posted, and track it until the answer comes back. You sign where a signature is legally yours to give; we do the rest.
Honest print: we manage the process. We don’t control the outcome. Permit approval and municipal timelines belong to the municipality, and no one can guarantee either. Government fees are not part of the plan payment.
A plan you can trust has edges. Everything included carries a stated limit, and everything outside those limits is quoted separately and approved by you before it happens. That boundary is what keeps the payment fixed. And it’s why the parts we do promise, we keep.

A storm drops a limb, a retaining wall starts to fail: when something crosses the boundary, that work is clearly priced and approved before it begins. You get a proposal with a number on it, and nothing happens until you approve it. Plan members’ proposals also carry the plan’s 5% discount on qualifying project work.
The mechanism
On the free walk-through we shape the plan and the number around your property: one annual scope, priced as a whole. You approve both before anything starts. Then you choose how the year is billed: four equal quarterly payments or twelve equal monthly payments. Either way it is one predictable amount: fewer invoices, no surprise seasonal bills, no repeated purchasing decisions, and an annual number you can actually plan around.

The payment stays flat because the work is planned: a quiet-season payment isn’t buying that season’s mowing, it’s buying an equal share of a year that was designed as a whole, including the seasons when the visible work is done and the quiet work is happening.

The fixed payment applies to the agreed annual scope. New beds go in, an acre gets cleared, a condition is discovered that the walk-through couldn’t see: if the property materially changes, we bring you a separate proposal. The plan never quietly absorbs new work, and new work is never quietly billed.
Every one of these is a fair question. Here are the straight answers.
Then don’t buy the plan. Seriously. A removal, a patio, a cleanup: that’s a one-off estimate, and we’re glad to do it. Get a free estimate and we’ll walk it like any other job. The plan is for the homeowner who wants the whole property off their plate, not for someone with a Saturday project.
Complete covers the property’s standing care: the weekly route (mowing, edging, trimming), garden beds, mulch touch-ups and pruning, fertilization, seeding and weed control, both seasonal resets, sprinkler start-up and winterization, gutters and debris with the resets, irrigation inspection and tuning with head repairs included, a power washing allowance, storm checks after major weather, holiday lighting (one install, one removal each year), the permit concierge, priority scheduling, seasonal reviews with proactive recommendations, and a 5% discount on qualifying project work. Estate carries everything in Complete, with expanded programs, higher allowances, and an annual arborist-backed tree and storm-risk review. The full lists live in the two plans, and the seasonal calendar shows when each piece lands; every inclusion carries a stated limit, set in writing in your agreement.
Not for the agreed scope. That’s the point of the plan. The payment moves only if the property materially changes or a condition is discovered that the walk-through couldn’t have seen, and then it moves by a separate proposal you approve first. No quiet escalations, no mid-year “adjustments” you find on an invoice.
The plan is custom-tailored to each property’s yard type and layout: on the free walk-through we map the lawn, the beds, the trees and the systems, then shape the plan and the number around what we find, in writing. Complete fits most Suffolk properties, quarter-acre lots included; Estate is the customized step up when the property demands more. And if a plan genuinely isn’t worth it for your property, we’ll say so and quote the work you actually need instead.
