Most Suffolk homeowners run their property themselves: a mowing guy, a tree company, an irrigation outfit, somebody for the patio — found, scheduled, chased and paid one at a time. The property is the easy part. The coordination is the job.

  • Notice the problem — the dead limb, the soggy corner, the bed gone wild.
  • Decide who to call — which of four contractors owns this one?
  • Request the pricing, and wait for a slot.
  • Coordinate the visit — and re-explain the property to a crew seeing a quarter of it.

  • Remember the deadlines — cleanups, start-ups, winterization — because remembering is your job.
  • Manage the providers, who have never spoken to each other.
  • Approve and pay every visit, one at a time.

The plan is not a subscription to mowing. It is a transfer of responsibility: the schedule, the seasonal work, and the watching all move to us. Three mechanisms carry it.

    The year is planned before it starts.

    On the free walk-through we map your property’s year across all four seasons — every route visit, both resets, the start-ups and shutdowns — and put it in writing. You see the calendar before you commit to it.

  2. 02

    The property is reviewed, season by season.

    Each season opens with a review of what the property needs now — what changed, what is coming, what to get ahead of. You hear it from the crew that was just standing on it, not from a call center.

  3. 03

    Problems get handled before they are problems.

    The crew that cuts the lawn every week is the same crew that notices the leaning limb, the soggy corner, the heaving walkway — and flags it while it is still small. You find out from us, not from the damage.

Every inclusion below carries a stated limit — set in writing on the free walk-through and spelled out in your agreement, so the plan means what it says.

The one job on the property calendar that involves a ladder, a frozen gutter, and a Saturday you don’t get back. On the plan it’s three services, not one: installation, removal, and repackaging.

Your lighting goes up once, professionally and safely, when the season starts — Christmas or Hanukkah, timed to your season — and comes down once when it ends. And the job doesn’t stop at the ladder: everything is repackaged, back in its boxes and ready for next year. No frozen gutter, no January lights still hanging in March.

Suffolk tree work, drainage and hardscape projects regularly need village or town permits — and chasing them is the part homeowners dread. On the plan, that is our errand.

Permit & project concierge

When a plan property takes on a project that needs permission — a protected-tree removal, drainage work, a hardscape build — we prepare the application, file and coordinate it with the municipality, post what has to be posted, and track it until the answer comes back. You sign where a signature is legally yours to give; we do the rest.

Honest print: we manage the process — we don’t control the outcome. Permit approval and municipal timelines belong to the municipality, and no one can guarantee either. Government fees are not part of the plan payment.

What the plan covers — and what it honestly doesn’t.

A plan you can trust has edges. Everything included carries a stated limit, and everything outside those limits is quoted separately and approved by you before it happens. That boundary is what keeps the payment fixed — and it’s why the parts we do promise, we keep.

The plan’s standing work — every item bounded in writing:

  • The weekly route & bed program, to the agreed scope
  • Both seasonal resets, gutters & debris
  • Irrigation inspection, tuning — and head repairs, included
  • Power washing, to the agreed allowance
  • Holiday lighting — one install, one removal
  • Permit concierge & priority scheduling

Separately approved, always

Never silently included, never silently billed:

  • Materials & replacement parts beyond irrigation heads
  • Repairs beyond irrigation heads — masonry, structures
  • New installations & new builds
  • Government & professional fees
  • Tree removals & major storm work
  • Anything beyond the included coverage in your agreement

When something crosses the boundary — a storm drops a limb, a retaining wall starts to fail — that work is clearly priced and approved before it begins. You get a proposal with a number on it, and nothing happens until you approve it. Plan members’ proposals also carry the plan’s 5% discount on qualifying project work.

The mechanism

One predictable payment. A full year of property care.

On the free walk-through we shape the plan and the number around your property — one annual scope, priced as a whole. You approve both before anything starts. Then you choose how the year is billed: four equal quarterly payments or twelve equal monthly payments. Either way it is one predictable amount — fewer invoices, no surprise seasonal bills, no repeated purchasing decisions, and an annual number you can actually plan around.

The payment stays flat because the work is planned: a quiet-season payment isn’t buying that season’s mowing, it’s buying an equal share of a year that was designed as a whole — including the seasons when the visible work is done and the quiet work is happening.

Work outside the agreed plan is clearly priced and approved before it begins.

The plan is a 12-month agreement — stated plainly, because the work is planned across four seasons, and the term is what makes the planning real.

Nothing starts unapproved

The fixed payment applies to the agreed annual scope. If the property materially changes — new beds go in, an acre gets cleared, a condition is discovered that the walk-through couldn’t see — we bring you a separate proposal. The plan never quietly absorbs new work, and new work is never quietly billed.
